Twin Cities Home Prices

You may want to know that Twin Cities home prices are moving back up and homes are selling faster. Twin Cities wide home prices are up 3.5% over the same time last year. This is very close to our statistical average since the 1880′s of 4% a year. Some areas of the Twin Cities have seen average prices go up by 15% of more. In Minnesota we have done better than a lot of areas in the country in the last few years, but the national average sale price is now coming back too as you can see in this article http://m.apnews.com/ap/db_289563/contentdetail.htm?contentguid=EFRExs9g . I definitely have noticed a difference in activity this spring over last spring, houses are selling a lot faster and for more. I do think there are still some good deals out there, but I don’t think that will last much longer with the inventory continuing to drop by double digit percentage points each month. If you have been waiting to move until we were in stable market or a market that is moving back up it is here and has been for the last 6 months or more in a lot of areas of the Twin Cities.

If you are first time or move up buyer your window of opportunity is closing for the best deals, house prices are going up and so are interest rates. It is estimated that rates are going to go up to 4.5% by the end of the summer. If you are downsizing stay a little longer and you will get more for your home.

What to Do in St Paul Minnesota

If you are looking for what to do in St Paul Minnesota there are plenty of choices. Sports fans can have a great and inexpensive time at a St. Paul Saints baseball game in the Midway neighborhood of St. Paul, or in the winter see the Minnesota Wild play hockey at the Xcel Energy Center in downtown St. Paul (plan on spending $50 to $100 a person if you go see a Wild game). Finding good places to eat is easy in downtown St. Paul. I suggest you try out Pazzaluna, Sakura, Kincaid’s or one of many other fine restaurants on St. Peter Street. From sushi to steak they have it all downtown.

If you want a fun weekend afternoon in come to Grand Avenue. Shopping the many unique stores featuring everything from Irish crafts to custom clothing or specialty books (there are over 40 such shops and restaurants on Grand Avenue) makes for a fun filled time. If you are on Grand Avenue some Sunday afternoon, try going just a short block north to check out some of the historic St Paul homes for sale on Summit Avenue. A number of these will be hosting open houses available for your viewing. Looking for some outdoor activities? Check out Como Park, in my opinion, the best park in St Paul. You can take a walk around Lake Como, visit the conservatory, go to the free zoo, and even play a round of golf. Finally, if you are looking some nightlife check out West 7^th Street. There are many bars and restaurants within a few blocks of each other, some with live music. These are great places to stop before or after an event at the Xcel Center.

There are some things you need to know about credit and buying a home, changes to your credit (additional accounts, closing accounts, fluctuating credit card balances) can result in the lowering of your credit score. If your credit score changes, that can affect your interest rate and even the loan approval itself. Therefore, it is imperative that there are no major changes to your credit and information provided, during this process.

In order for your loan to reach final approval and fund, you’ll want to adhere to the following:

DO NOT charge any new items on your charge cards (higher balances will lower credit scores).
DO NOT apply for any new charge cards or loans (new credit trade lines and credit inquiries can lower credit scores).
DO NOT buy or lease any new major purchases – especially cars, furniture, appliances,
etc… (even “no interest” loans as they appear as new credit trade lines and will affect your debt to income ratio).
DO NOT co-sign for anyone’s loans for any reason.
DO NOT allow anyone to check your credit unless in the shopping process and even then, know the consequences (each inquiry may lower your credit score).
