  • Adam made my home-buying experience an excellent one. From the beginning, I was most impressed by his impeccable responsiveness. He always answered my calls, responded to my emails, and fit in showings that worked for my schedule, often at only a day or two’s notice. Along with showing me houses, he always inspected properties with a scrutinizing eye, explaining potential big problems that lay ahead or simple cosmetic fixes that initially looked big but actually weren’t.   • Several months before meeting Adam, my wife and I began the search for our first home working with another Realtor. Very early in our search, we had the misfortune of losing out on our “dream home” when another buyer beat us to the punch with a winning offer. After months of disappointing showings, we made the difficult decision to search for another Realtor. We consider ourselves very lucky to have found Adam. When we first met with Adam, we explained that we had very high expectations for our first home, but only a reasonable budget for the purchase. Adam was apparently undeterred by this, as he immediately kicked our home search into high gear. Some examples of the tireless efforts Adam undertook on our behalf are: (a) He scheduled as many showings in a day as we were willing to bear; (b) He called us, emailed us, and met with us in person at all hours of the day or night (which was great considering our very busy work schedules); (c) When we were even slightly interested in a house, he provided a wealth of information that would help us decide whether to pursue it further; (d) He wrote several “low” offers on our behalf and courteously, firmly, and intelligently advocated our position in negotiations; (e) He respected our concerns and counseled us to make the best decisions for us, even when it was against his interest to do so – never pressuring us to move forward just so he could sell a home; (f) Even against our wishes, he made compromises in his personal life to devote time and effort to our home search. The end result of Adam’s efforts is that we purchased a home that we love, in a neighborhood we love, for a price significantly below the top of our budget. We only found such a home because Adam left his vacation early (against our request) to show the home to us before its first weekend on the market. Despite the fact that the home was only on the market for a short time, we put in an offer significantly below the asking price and then negotiated substantial concessions from the seller, amounting to tens of thousands of dollars we saved on the purchase. Through the search for our first home, we learned that finding the perfect home takes patience, hard work, and an outstanding Realtor who is as devoted to the process as you are. Adam is, without question, one of the best Realtor’s in town and we will certainly work with him again in the event we should decide to move in the future.   • Recently, I had occasion to look at a condo in St. Paul through Adam Duckwall with Edina Realty. I had never met Adam before in my life. The asking price on the condo was most attractive and Adam was good enough to show me the unit twice, besides going back and forth with me on the phone several times regarding various questions I had. In the end, however, relative to the extreme largeness of the complex that the condo was in, I decided to pass on it. Nevertheless, I felt somewhat sheepish about my final decision because of the kind of person I discovered Adam Duckwall to be. I’m no “spring chicken” almost half-way to 72. Just the same, I was in the business world for many years and I recognize a ” thoroughbred ” when I see one. Through every step I took with Adam regarding the condo, it became more and more evident that he had my best interest in mind, not his own. And in the final analysis, when I told him of my final decision, he took it completely in stride and told me he totally understood and if the situation wasn’t right for me : it wasn’t right for him. It was that simple.   • I have done more transactions with Adam Duckwall between 2005 and the present than any other Realtor. For those who have met him, they’ll have the impression of a relaxed, no pressure and extremely knowledgeable Realtor. While the latter are true, Adam is anything but relaxed. He’s one of the hardest working, most driven agents I’ve ever worked with. I can’t count the number of times we’ve been on the phone or on a video conference after midnight working on mutual clients. He is also fearless in his negotiation and client advocacy. This leads to protective contingencies and wildly beneficial terms to buyers in executed contracts. In the last 3 years, there have been plenty of transactions were appraisals came in low on purchase transactions. This has never happened to Adam and in fact, most of the time they come in high. This is a testament to the quality of terms he is able to negotiate for his buyers. Lastly, Adam makes it easy for his buyers and sellers. Part of this has to do with keeping ridiculous hours and communicating well but with the incorporation of using electronic documents, digital signatures and web conferencing, he makes it easy for the customer. This can also mean speed. When other people are preparing their offer for the house you want, Adam can already have your offer out by utilizing the best technologies.
